What is BOMA/ANSI?

BOMA (Building Owners and Managers Association) provides a standardized method used throughout the U.S. and Canada for measuring commercial building space. Its rules define usable boundaries and explain how to account for common areas—like lobbies, corridors, and restrooms—so that rentable square footage can be calculated consistently and fairly.

By adopting the BOMA method, building owners can set accurate, market-based lease rates, avoid undercharging tenants, and ultimately boost occupancy and revenue. The BOMA standard helps safeguard property value through transparent, repeatable measurement practices.

These standards are often aligned with ANSI (American National Standards Institute) protocols, including: Z65.1-2017 (Retail Stores), Z65.3-2018 (Office Buildings), Z65.5-2021 (Medical Offices), and Z65.6-2021 (Industrial Buildings). Together, they drive consistency and fairness in how commercial real estate is measured and priced.
